A conversation, if you want one

Twenty minutes on the phone or a coffee somewhere near you. We cover what you're trying to do, what's realistic, and what I'd do first if I were you.

Only then

A plan in writing

If it makes sense to work together, you get the strategy, the timeline and the representation agreement in writing, explained before anything is signed. If it doesn't, that's a fine outcome too.

What should I include when I get in touch?

Whether you're buying, selling or both; a rough timeline; the area or the address in question; and one honest sentence about what's driving the move. That's genuinely enough for a useful first conversation. Everything else — pre-approval, a pricing analysis, a walkthrough — comes later, and only if you want it to.

Am I committing to anything by reaching out?

No. A first conversation is a conversation. Representation is only ever established through a written agreement, discussed in full beforehand, and nothing gets signed at the enquiry stage. The about page sets out how working together actually starts.

Do you work with people who are a year away from moving?

Yes, and early is genuinely better. A year gives you time to fix credit, save deliberately, watch a community through more than one season, or prepare a home for sale in a planned way rather than a rushed one. Some of the best outcomes I've been part of started as a conversation that went nowhere for months.

I just want a question answered, not a whole process.

Perfect — ask it. Whether an offer looks reasonable, what an inspection finding means, whether a neighborhood is worth touring, what a listing agreement clause does. You won't be handed to anybody, and you won't be chased.
