I'd rather you understand the deal than just trust me on it

Anyone can send you listings. What actually matters is whether someone tells you the truth about the house, the price, the contract and the timeline — early enough for it to still be useful.

What I actually do for clients

I'm a real estate agent working Lake Nona, southeast Orlando and the communities around them. Most of my work falls into three buckets: helping buyers find a home and get it under contract without overpaying or over-waiving; helping sellers prepare, price and market a house so it sells on its merits; and helping people who need to do both at once do it in an order that doesn't leave them homeless or double-mortgaged.

The part clients tend to remember isn't the touring or the paperwork. It's the moment something goes wrong — the inspection turns up a surprise, the appraisal doesn't support the price, the lender goes quiet a week before closing, the HOA takes longer than anyone budgeted for. That's the point where you find out whether you hired someone who opens the door and someone who solves problems.

So the promise here is simple and specific. You will know what stage you're in. You'll know the next date on the calendar and what happens if we miss it. You'll get my read on price before you write the offer, not after. And if the answer is "don't buy this one" or "don't list yet," you'll hear that too.

What I won't do

I won't tell you a house is a great deal because I want the transaction to happen. I won't push you to the top of your pre-approval — a lender's maximum and a comfortable payment are different numbers, and only one of them is yours to live with. I won't rush you into waiving an inspection to win a bidding war without walking you through exactly what you'd be giving up. And I won't hand you off to an assistant you've never met the moment you sign.

None of this is a slogan. Each one exists because skipping it is how deals go badly.

Fit before features

A granite countertop is a weekend. A commute is every single day, and a monthly payment is every single month. We start with how you actually live and work backwards to the house — which usually saves months of touring the wrong homes.

Price is a conclusion, not an opinion

Whether you're offering or listing, the number comes from comparable sales, condition, and what's actually competing with you right now. I'll show you how I got there so you can push back on it.

Find the problem early

Roof age, insurance eligibility, unpermitted work, an old survey that doesn't match the fence line, an HOA approval that takes weeks. Every one of these is cheaper to find in week one than in week five.

Negotiate on information

Leverage in a deal comes from knowing something — how long the home has been listed, why the sellers are moving, what the inspection actually says, what the appraiser is likely to see. Not from being the loudest person in the email chain.

Nobody signs what they don't understand

Contracts, addenda, disclosures, the closing statement. If you don't understand a line, we stop and go through it. "Everyone signs this" is not an explanation, and it's not a reason.

And after closing

You'll still have my number. Homestead exemption questions, a contractor recommendation, a neighbor asking what their house is worth — that's normal, and it's part of the job. Most of my best conversations happen with people who aren't currently buying anything.

Step one

A real conversation

Twenty to thirty minutes, phone or coffee. What you're trying to do, when, and why. I'll tell you honestly whether the plan is realistic and what would have to be true to make it work.

Step two

The homework

Buyers: a lender conversation and a pre-approval so we know the real budget. Sellers: a walkthrough and a pricing analysis. Either way you get numbers, not vibes, before you decide anything.

Step three

The plan in writing

Representation agreement, strategy, timeline, and who does what. This is where the compensation conversation happens too — in writing, up front, no surprises at the closing table.

Step four

Execution

Touring or launching, offers, contract, inspections, financing, closing. From here you'll hear from me constantly, because this is the stretch where dates matter and silence is expensive.

Florida real estate is a licensed profession, and it's regulated for good reason — you're being advised on the largest transaction most people ever make. Every agent operates under a broker, and any advertising is supposed to name that brokerage.

So here are mine, in full. If you want to verify a Florida license yourself — mine or anyone else's — the Florida Department of Business and Professional Regulation publishes a public license lookup, and it's worth using before you hire anybody. It takes about thirty seconds and it tells you whether a license is real, current, and who the person actually works under.
